Related Ross, Westlake, Sunbeam, Fifield, PGIM Nab Tenants

BDO, Shutts & Bowen, Citizens Bank, more | West Palm Beach 

Related Ross, billionaire Steve Ross’ firm that dominates downtown West Palm Beach, scored half a million square feet of leases this year. 

At the 25-story 15 CityPlace office tower that’s under construction, assurance, tax and advisory services firm BDO, law firm Shutts & Bowen and private investment firm Inclenberg Investments preleased offices, according to a Related Ross news release. Related Ross, the South Florida-focused real estate firm Ross launched last year, will expand its downtown West Palm headquarters to 15 CityPlace. 

Also on tap at the tower is Cleveland Clinic, which preleased 120,000 square feet. 

15 CityPlace and 10 CityPlace are the two office towers Related Ross is developing on the site of AMC West Palm Beach 12 at 545 Hibiscus Street, and at the closed Brio Italian Grille at 550 South Rosemary Avenue at the CityPlace mixed-use complex. 

At One Flagler, the tower Related Ross completed this year at the foot of the Royal Park Bridge, Citizens Bank, JP Morgan Private Wealth Management and Metropolitan Commercial Bank leased offices, according to the release. 

Architecture firm Roger Ferris + Partners leased an office at the two-tower Phillips Point, and investment manager Gruss and Company renewed its office space. In 2021, Ross paid $282 million for Phillips Point at 777 South Flagler Drive and 201 Lakeview Avenue. 

At Esperanté Corporate Center, law firm Whiteford, Taylor & Preston leased an office, and investment firm Shumway Capital renewed its lease, according to the release. Esperanté Corporate Center is at 222 Lakeview Avenue. 

Real estate firm GID and insurance brokerage Seubert & Associates leased at CityPlace Tower, and law firm McLaughlin & Stern renewed its lease at CityPlace Tower at 525 Okeechobee Boulevard. Ross, through Related Companies, had developed CityPlace Tower in 2008 and sold it in 2011. In 2021, he bought back the building for $175 million. 

Tech firm Visium will open its headquarters at the 477 Rosemary boutique office building at CityPlace. 

Ross, who founded New York-based Related Companies over 50 years ago, stepped back from the firm last year to lead West Palm-based Related Ross. He remains nonexecutive chairman and the single largest shareholder at Related Companies. 

The square footage the tenants leased wasn’t immediately provided. 

AVA MediterrAegean | Miami

Greg Galy’s Riviera Dining Group opened AVA MediterrAegean in Miami’s Coconut Grove, marking the restaurant’s second outpost. 

Riviera Dining leased 4,900 square feet at 2889 McFarlane Road, according to the hospitality group’s news release. AVA MediterrAegean, which opened on Saturday, includes a members-only AVA MM retreat area. 

The restaurant is led by chef Michaël Michaelidis and executive chef Frédéric Aumeunier. Lazaro Rosa-Violán designed the interior. 

The other AVA MediterrAegean is in Winter Park, near Orlando. 

The Coconut Grove restaurant is at the Arya Hotel & Suites, also known as the Mutiny Park Condominium. Last year, Miami Vacation Rentals and German entrepreneur Florian Hagenbuch paid $16.2 million for 19 condo-hotel units, a commercial space and 66 percent of the common areas at Arya Hotel. 

Ella Café, Junior’s Barber Shop, more | Westlake 

A shopping plaza under construction in Westlake scored four tenants. 

Ella Cafe preleased 1,700 square feet; Junior’s Barber Shop preleased 1,700 square feet; Westlake Eye Care preleased 1,500 square feet; and Gulfstream Goodwill preleased 2,600 square feet at Westlake Palms at 4931 Seminole Pratt Whitney Road, according to a news release from the landlord’s brokers.

An entity led by Donaldson Hearing owns the Westlake Palms development site and recorded a notice of construction commencement in March, records show. The notice is for a 10,400-square-foot retail building. 

Westlake, a municipality in Palm Beach County incorporated in 2016, is the county’s youngest city. Minto Communities is the master developer that in 2013 bought the roughly 4,000-acre site where it is building Westlake. At full buildout, Westlake will have thousands of homes, commercial space and its own school and police and fire stations. 

Memorial Healthcare System | Miramar 

Memorial Healthcare System renewed two of its leases for a combined 93,000 square feet at Miramar Park of Commerce. 

The public health care system renewed its 73,600-square-foot lease for administrative offices at 2900 Corporate Way, and its 19,400-square-foot lease for offices and training space at 2954–2990 Executive Way in Miramar, according to a Miramar Park of Commerce news release. In total, Memorial leases more than 200,000 square feet at the business campus, including for pharmaceutical, IT and pathology uses. 

Bob Banks of RW Banks Real Estate represented the tenant. Ryan Goggins and Peter (“PJ”) Apol of Sunbeam Properties represented the landlord. 

Sunbeam Properties, a real estate firm owned by the billionaire Ansin family that also owns WSVN-Channel 7, developed Miramar Park of Commerce. It spans more than 5 million square feet of office, medical and industrial space, and is home to over 160 companies, the release says. 

Near the commerce park, Sunbeam plans a massive mixed-use project with more than 2,800 residential units; a 185-key hotel; more than 500,000 square feet of retail, dining and office space; and 32 acres of parks. 

Body Hot Pilates | Miami 

A Pilates studio will open at the recently completed Amara Wynwood apartment building. 

Body Hot Pilates leased 1,800 square feet at 45 Northeast 27th Street in Miami, according to a news release from the broker for the landlords and tenant. The studio is expected to open in the spring. 

Juan Andrés Nava was part of the Metro 1 team that represented the landlords. Johnny Moreno, also of Metro 1, represented the tenant. 

Chicago-based Fifield Companies and Newark, New Jersey-based PGIM Real Estate completed the eight-story, 210-unit Amara apartment building this year, according to media reports and Apartments.com. The building has about 11,000 square feet of retail space. 

Bagatelle Miami River | Miami 

A French Mediterranean restaurant opened in the Miami River District. 

Bagatelle Miami River leased 5,500 square feet at 311 Northwest South River Drive in Miami, according to the tenant’s spokesperson and a news release. 

Records show the building is owned by an entity managed by Arturo Ortega.

Prince St. Pizza | Miami Beach 

New York pizzeria Prince St. Pizza will open on Miami Beach’s Lincoln Road pedestrian promenade. 

Prince St. Pizza, led by  Lawrence Longo, leased 1,500 square feet at 521 Lincoln Road, where it’s expected to open next month, according to the tenant’s news release. It marks its first brick and mortar outpost in Miami-Dade County, though the pizzeria previously had a pop-up in Wynwood. 

Records show the building is owned by an entity tied to New York-based Aurora Capital Associates.
