Historic Small-Town Grocery Store Is Transformed Into an Ultramodern $345K Home With Bags of ‘Income-Producing’ Potential

A former local grocery store in Indiana that has been transformed into a modern loft-inspired residence with a floating steel staircase and exposed brick walls has hit the market for $345,000—complete with a very lucrative history as a short-term rental property.

Built in 1821, the historic Brownsville structure, which is nestled in an unincorporated community in Union County, has been converted into a “small town rural gem” that still has many of its original period details in place.

“The property is impeccable and is a true needle in a haystack,” said listing agent Julie Coffman of Parkside Realty LLC. “It was a grocery store many years ago, but the sellers did all of the work that you see.”

That work included a dramatic overhaul of the existing structure to marry historic charm and modern luxury, a combination that has proven quite popular with short-term renters, who have waxed lyrical about the home’s “gorgeous” interiors and spacious design.

Currently being used as an Airbnb—which charges up to $410 a night for peak dates—the property is able to “comfortably” sleep nine guests, making it all the more appealing to large groups looking for a getaway.

It last traded hands in January 2022 when the sellers purchased it for $169,687.

And while the dwelling was purchased with the intent of using it as a rental, Coffman notes that there is plenty of potential to be found within the home—whether a buyer is seeking a private residence or their own investment opportunity.

“They bought it as a rental property, so I am curious to see if the next buyer will want to use it as an investment property as well or if they will just want to vacation there,” Coffman said. “It could also be used as a primary residence, so it will be interesting to see who buys it.”

The brick building, which is currently known as The Rivertown Lodge, boasts a 2,500-square-foot open floor plan with exposed beams, high ceilings, oversized windows, and hardwood floors.

Though it has been outfitted with all manner of modern amenities, the historic bones of the home have been carefully preserved, providing a fascinating glimpse into the town’s past.

“The sellers did a good job conserving the property’s charm, which was always their intent,” Coffman noted.

Electrical and plumbing systems have also been updated along with new windows and a roof.

“Brownsville is a small town and this property found right in the middle is amazing,” she said. “If it were located anywhere else, it would be a lot more money.”

The first floor features a spacious living room that seamlessly flows into the dining area. A modern kitchen with stainless steel appliances and breakfast bar with counter seating offers direct access to the back patio.

“It’s such a neat property that is custom designed for entertaining,” Coffman added. “I love the property. It’s one of my favorite homes that I have ever listed.”

A dramatic steel staircase with floating wood treads leads up to three bedrooms, including a primary suite with walk-in double shower, freestanding soaking tub, and private terrace.

The contemporary sleeping quarters also boast sliding barn doors, hardwood floors, and soaring ceilings found throughout the sun-soaked space.

Located near Quakertown Marina and Dunlapsville Boat Ramp, the “rare find” also features two spacious patios that overlook the partially fenced-in, grassy backyard.

“In Union County, when you are searching for towns, Brownsville often gets overlooked as it has its own ZIP code 47325,” she said.

“East Fork Whitewater River is just a few minutes away and the entrance to Whitewater State Park is also just 10 minutes from the property. Brookville Lake is about 15 minutes away. Brownsville is also centrally located near Indianapolis, Dayton, and Cincinnati airports.”
